Process Serving for Landlords and Property Managers

Process serving for landlords and property managers: notices, evictions, and civil papers with documented attempts. Request service with PPS Serve.

Landlords and property managers usually need process serving for notices, eviction papers, or other civil documents tied to a rental address. The work is the same core job as any other serve: get the papers to the right person, record what happened, and return proof. PPS Serve is not a law firm and does not run your eviction for you. We handle the field work once you have papers ready. Typical papers we see from property files - Notices that your attorney or office has prepared - Eviction or detainer papers - Other civil documents that need personal or authorized service If you are unsure which document you have, ask your attorney. Then submit a request with the file attached. Why documented attempts matter on rental properties Apartment offices, gates, and “no trespassing” signs make these files messy. A note that only says “not home” does not help anyone. Useful notes for rental addresses include: - The unit number and how the building is labeled - Whether the server reached a gate, office, or door - Who was spoken with, if anyone - Vehicles or other observations that identify the location - Photos of the door, mailbox, or building when they help and are appropriate That record is what counsel uses if the first address does not complete service. What to send with a landlord or property-manager request - The documents, including every page that must be served - Occupant or defendant name as it appears on the papers - Property address with unit number - Deadline - Known work hours, vehicles, or other occupants when you have them - Counsel’s written instructions, if a firm is involved Printing: first 20 pages included. Additional pages are $0.25 per page. See pricing for starting points on routine, rush, and same-day work. Timing Routine, rush, and same-day windows are c
